. Thousand Oaks, California
For background, my 80 year old mother had been living in a house in
for the past 25 years. As a result of the death of her "significant other" in March 2006, we determined it was time for her to sell the house and move into an independent living senior apartment. The sale of her house was more complicated than average for several reasons: Thousand Oaks California
· the house needed new carpet, paint, ceilings scraped and thorough cleaning.
· I live in
and could not take time off work to oversee the improvements needed to prepare to list the property. Minneapolis, Minnesota
· the house was placed in trust as a result of probate activity following the death of my father in December 1999.
· My mother no longer drives, was not living in the house, and could not assist in preparing the house for sale.
In interviewing potential realtors I was looking for someone that possessed the following characteristics:
- Willingness to oversee the home improvements needed to market the property without placing any strain on my mother
- Ability to work patiently and effectively with my 80 year old mother
- Capable of maintaining effective long distance communications with me as I travel extensively in my job and would be the primary decision maker on all aspects of the transaction.
- An experienced sales professional with good knowledge of the area and a track record of success
From the very beginning it was clear that JoAnn was the right realtor for us. She developed a very professional listing proposal and summarized her expertise dealing with senior citizens. During our decision-making process she followed up repeatedly with me, providing additional advice and information that was helpful in making our listing decision. She aggressively asked for the listing and earned our confidence.
Once the listing agreement was signed she provided some excellent information on competitive pricing of comparable properties and together we determined what improvements the property needed in order to market it most effectively. She then provided a number of contractors who could complete the necessary improvements, coordinated the estimate process and monitored the quality and timeliness of the efforts. The work on the house was rather extensive (new carpeting throughout, full interior painting, scraping the ceilings, thorough cleaning, and some minor repairs). All the projects were completed in less than 10 days...
Marketing of the house was well done and we received an excellent offer for the property in the first week that fully reflected the improvements we had done to prepare the property for sale. The transaction was complicated as our buyers insisted on a contingent offer based on the sale of their house, which in turn had two other preceding contingencies on other house sales. In spite of the complexities, JoAnn did an excellent job monitoring all of the transactions in the chain of sales and keeping me up to speed on their status to ensure that our acceptance of the contingent offer remained sound.
In addition to being "on top of her game", JoAnn also did a wonderful job dealing with my mother; explaining what needed to be done, getting appropriate signatures on documents, meeting her at her new residence, and facilitating all aspects of the process. She was kind, caring and patient with her every step of the way; something that was of utmost concern to me.
